4,000 m² Dilapidation 3D Capture on Chevron Island

Nearly 4,000 m² of dilapidation 3D capture on Chevron Island, documenting streets, footpaths and five neighbouring building façades before development.

Before construction begins on a dense urban development site, the condition of neighbouring properties and public areas can be critical to document. Kybos completed close to 4,000 m² of dilapidation 3D capture around a new development site on Chevron Island, Gold Coast, creating a dated record of the street, footpaths and the external facades of five adjoining buildings.

The objective was to preserve the visible existing conditions around the development boundary before construction activity changed the area. Because the scope extended across multiple neighbouring properties and the public realm, the project required a broader approach than photographing a single adjoining wall.

A larger dilapidation scope

The development site sits within an established built-up area where neighbouring buildings, pedestrian areas and street infrastructure are all close to the works. That proximity creates more interfaces to document before excavation and construction.

Kybos therefore captured the surrounding environment as one connected record. The 3D walkthrough allows the user to move between the street, footpath and adjoining facades while retaining a clear sense of where each visible condition was located relative to the development site.

What was captured

  • Close to 4,000 m² of surrounding existing conditions

  • Street surfaces around the development site

  • Kerbs, footpaths and accessible public-facing areas

  • External facades of five adjacent buildings

  • Visible conditions along the development boundary

  • A navigable 3D record connecting the different adjoining areas

Why spatial context matters in dilapidation documentation

A conventional photograph can capture a crack, stain or damaged surface very clearly, but the image may not show enough surrounding context to make its location obvious later. This becomes harder when a project involves several neighbouring buildings and thousands of square metres of streetscape.

The 3D record helps solve that organisational problem. A later viewer can navigate back to the same facade or section of footpath and see the visible condition within the surrounding environment. The purpose is not to determine the cause of a defect, but to preserve a clearer baseline of what was visible before the works commenced.

Supporting later comparison

If questions arise during construction about a neighbouring facade, footpath or street surface, the pre-works capture provides a dated visual reference that can be reviewed alongside current observations. For formal opinions about structural condition or causation, an appropriately qualified engineer or consultant is still required.

That distinction is important. Kybos provides the capture and spatial record; it does not present the 3D model as a certified structural or engineering assessment.

Outcome

The developer now has a broad pre-construction record covering the public realm and five neighbouring building facades around the Chevron Island development site. The scale of the job demonstrates how 3D dilapidation capture can be applied to complex urban sites where the relevant existing conditions extend well beyond the property boundary itself.

For Kybos, the project also shows the value of capturing adjoining conditions in a format that remains understandable after hoarding, demolition, excavation and new construction have changed the original streetscape.
