Broadbeach 3D Dilapidation Capture: Creating a Pre-Works Record Before Construction

Before construction begins, one of the most useful records a project team can create is a clear baseline of what already exists around the site. On this Broadbeach project, Kybos completed a 3D dilapidation capture to document surrounding buildings, road infrastructure and site conditions before works progressed.

  • Purpose: Establish a clear visual baseline of existing surrounding conditions before construction

  • Documented: Surrounding buildings, roads, infrastructure and site conditions


More than a collection of photos


Rather than delivering disconnected photographs, the capture was organised as a navigable 3D record. Kybos added a customised navigation menu and structured observation tags so key conditions could be reviewed in context.


Observations were pinned to precise locations within the model and supported with close-up imagery, notes and relevant documentation. This gives consultants and project teams a centralised record that is easier to review, reference and share than a folder of unstructured images.


Why the pre-works stage matters


Once construction activity starts, the surrounding environment can change quickly. A dated record created beforehand helps establish what was present at the start of the project and gives consultants a clearer reference if questions arise later.


Kybos uses this type of capture for dilapidation and existing-condition documentation where a visual, spatial record of the site and neighbouring assets is useful before works begin.
