Runaway Bay Existing Conditions 3D Scan for Architectural Renovation
Renovation design often starts with a deceptively simple problem: the architect needs reliable information about an existing building before new work can be designed. Kybos was engaged by an architect to document a two-storey luxury waterfront residence in Runaway Bay and produce updated 2D existing-condition plans for renovation design.

The scope was broader than an internal room measure. The architect needed the house recorded as a connected property, including the interior, external areas, garden and private pontoon, so the existing plans could be updated and the proposed renovation designed with better site information.
The design problem
Existing house plans are not always current, complete or detailed enough for renovation work. Buildings change over time, previous alterations may not appear on older drawings, and a designer can lose time returning to site to confirm measurements or details that were not captured during the first inspection.
For this project, the immediate design work involved renovation to part of the home and an update of the broader house plans. That made it useful to capture more than the room being redesigned. Recording the wider property gave the architect a reference for how the selected area related to the rest of the building and surrounding site.

From site capture to updated 2D plans
The 3D survey created the base information used to model updated 2D plans for the architect. Rather than treating the scan as the final deliverable, the capture became part of the design workflow: site information was recorded once, then translated into drawings that could be used for the renovation and to update the existing house documentation.
The interactive 3D walkthrough also remained useful after the drawings were produced. During design, the architect could revisit rooms and exterior areas virtually to check visual details that may not be represented on a conventional plan. This reduces the reliance on memory, scattered site photographs and repeat visits for basic visual confirmation.

Why the exterior, garden and pontoon were included
A renovation does not exist in isolation from the rest of the property. External access, landscape, building edges and waterfront conditions can influence design decisions even when the main architectural intervention is concentrated in one part of the house. Capturing those areas created a broader existing-condition record rather than a narrow room-only survey.

Outcome
The architect received updated 2D existing-condition plans together with a navigable 3D reference of the property. The combination provided a practical base for renovation design and for bringing the house plans up to date.
This project demonstrates a common Kybos workflow for architects and designers: capture the existing building and site once, provide the required drawing output, and retain the 3D environment as a reference throughout design.
