On 5 November 2025, Kybos completed an existing-conditions 3D capture in Belongil, Byron Bay, covering approximately 500 m² of external areas around an existing residence. The purpose was to give the design team a clear spatial record of the site for architectural redesign, visualisation and documentation.

Project overview

  • Location: Belongil, Byron Bay

  • Capture date: 5 November 2025

  • Approximate capture area: 500 m²

  • Purpose: existing-condition documentation for architectural redesign, visualisation and coordination

  • Deliverables: Revit RVT model and interactive 3D record

What was captured

The capture focused on the external conditions around the property rather than a full internal survey. It recorded the backyard, house façade, roof and garden, including landscaping, rock features, fencing, stairs, spa and existing trees.

That scope was important because the redesign needed more than isolated measurements. The relationship between the building, landscape and existing site elements had to be understood together.

From site capture to Revit

The captured conditions were translated into an as-built BIM-ready model in RVT format. This gave the design team an editable Revit reference for design development and documentation, supported by the interactive 3D record for visual context.

This is where Scan-to-BIM becomes useful on alteration and redesign projects: the design team can begin from a documented representation of what is already on site rather than reconstructing the existing conditions from scattered photos and manual notes.

Why existing-condition capture matters

Existing buildings and landscaped sites rarely match the simplicity of original drawings. Alterations, vegetation, structures and site features accumulate over time. A connected 3D record helps bring those conditions into the design process before new work is developed around them.

For this project, the capture was deliberately limited to the external areas relevant to the redesign. Kybos did not treat it as a full internal building survey, and no accuracy claim is being made here beyond the agreed project scope.
