Brisbane City Council requires dilapidation reporting on developments that may affect neighbouring properties or public assets, set out in conditions of development approval under the Planning Act 2016. The trigger is usually excavation, piling, retaining or demolition near an existing structure.
It's not only the building next door. Conditions can extend to council assets: footpaths, kerbs and the road out front.
Kybos doesn't write those reports and doesn't assess condition. That's for a licensed inspector, engineer or building surveyor, independent of both parties. We capture the site, and they work from the data.
